Local context

GTA industrial markets, from a lender's perspective

Location shapes how lenders view re-leasing risk, tenant demand and long-term value. Here's a qualitative look at the areas where industrial property is commonly financed.

This overview is general and qualitative only. It does not include rates, cap rates, vacancy figures, prices or deal data. Lenders form their own views of each property and each submarket using current market information and appraisals.

Mississauga

01

One of the GTA's largest industrial bases, anchored by the area around Toronto Pearson airport and major 400-series highways. The inventory spans older smaller-bay buildings through modern logistics facilities, so lender views often depend heavily on a specific building's age and functionality.

Brampton

02

A major logistics and distribution hub with substantial newer, larger-format construction alongside established manufacturing. Proximity to highways and rail intermodal facilities is a frequent consideration for occupiers and therefore for lenders.

Vaughan

03

Home to large industrial districts with a mix of distribution, manufacturing and flex buildings. Access to Highways 400, 407 and 427 and to the CN intermodal area influences demand for many properties.

Markham

04

Known for flex industrial, light manufacturing and technology-oriented users. Buildings with higher office components or specialized fit-outs may be assessed differently from conventional warehouse space.

Milton

05

A western GTA growth area with significant newer logistics development and access to Highway 401. Newer construction often features modern specifications, while lenders still weigh tenancy and location within the town.

Scarborough

06

An established eastern Toronto industrial area with many older, smaller and mid-size buildings, owner-occupiers and industrial condos. Building age, condition and environmental history tend to receive closer attention.

Etobicoke & North York

07

Older, infill industrial pockets within the City of Toronto. Limited new supply and proximity to the urban core are often cited strengths; zoning, functional obsolescence and environmental review can be important.

Oakville, Burlington & Durham

08

Industrial areas on the outer edges of the GTA, ranging from established manufacturing to newer logistics nodes. Lenders consider local depth of tenant demand and highway access.

Location factors lenders commonly weigh

  • Highway and transportation access: 400-series highways, the 407, airport proximity and rail intermodal.
  • Depth of tenant demand: how many potential occupiers would want a building of this size and type in this area.
  • Labour access and transit: matters to manufacturers and large distribution users.
  • Zoning and municipal policy: permitted uses, outside storage and any planning changes affecting industrial land.
  • Surrounding land uses: encroaching residential or mixed-use development can affect long-term industrial use.
